We use beachfront strictly: the villa sits directly on the sand, with nothing but its own garden or terrace between you and the beach. Homes on cliffs or rocky water’s edge are oceanfront, and homes that see the water from a distance belong in our ocean-view collection. Worth knowing before you book: beaches in the Dominican Republic are public by law, so no villa owns its sand — what a true beachfront villa gives you is direct, barefoot access and the front-row position, which on quiet stretches feels private in every way that matters.

Where the sand is, and what varies

Most genuine beachfront homes in this collection line the coast of Punta Cana and Cap Cana, where long white-sand stretches meet reef-calmed water. Casa de Campo has fewer true on-sand homes — its coastline runs more to bluffs and ocean frontage, with Minitas Beach as the community’s shared sand.

Two honest variables to plan around. Swimming conditions differ by stretch: some beaches are reef-protected and pool-calm, others carry open surf — tell us who is swimming and we will match the stretch to the swimmers. And like everywhere in the Caribbean, seasonal seaweed can visit east-facing beaches; conditions change week to week, and we will give you a current, honest read on any beach before you commit.
