The Dominican Republic is a big country with very different holiday regions, so the first real decision is not which villa to rent but where to base yourself. For a private, staffed villa, three communities on the southeast coast stand out — each with its own character. Here is how to choose the right area, plus a note on the other regions worth knowing about.
The three main villa areas
Almost every luxury villa trip to the DR centres on one of three gated communities, all within about an hour of each other and the main airports.
Casa de Campo — golf, marina and staffed estates
Near La Romana, Casa de Campo is the country’s most established luxury address: a large gated community of staffed estates built around championship golf, a yachting marina, and the private Minitas Beach. Punta Cana — beaches and families
Punta Cana has the longest beaches, the shortest airport transfers, and the widest range of villas. It is the easiest first trip and the strongest area for choosing a villa over a resort, especially for families — browse the family villas and beachfront villas here.
Cap Cana — the newest, most private enclave
Cap Cana is the newest ultra-luxury gated community, home to the Punta Espada golf course, a marina, and the wide sands of Juanillo Beach. It is quieter and more contained than Punta Cana, with the newest villas — ideal for privacy-focused couples, families, and design-led groups. Other regions worth knowing
Beyond the southeast, the DR has two other notable areas. Las Terrenas and the Samaná peninsula on the northeast coast are greener and more bohemian, with beautiful beaches and a European feel. The north coast around Sosúa and Cabarete is known for watersports and a laid-back scene. Both are lovely, but the deep, well-staffed luxury-villa market — and the golf, marinas, and gated security most guests want — is concentrated in Casa de Campo, Cap Cana, and Punta Cana, which is where our villas focus.
How to choose your area
- First visit or young family: Punta Cana — calm beaches, short transfers.
- Golf trip: Casa de Campo (three courses) or Cap Cana (Punta Espada).
- Big group, wedding, or celebration: Casa de Campo’s estates or Punta Cana’s Arrecife enclave.
- Maximum privacy and newest homes: Cap Cana.
